Data center seeks preliminary site development plan in Franklin

FRANKLIN, Ky. – There are now updates available regarding a potential data center in Franklin.
On Friday, a release confirmed TenKey LandCo I LLC has submitted a request for a preliminary development plan for a possible data storage and service center with power manufacturing that would be located at 421 Steele Road in Franklin.
As part of this request, the City of Franklin Planning and Zoning Commission will hold a special called meeting on Jan. 20 at the Franklin-Simpson High School Performing Arts Center.
According to the release, the meeting is limited “solely to the consideration of the preliminary development plan, which was sent to the Planning and Zoning Commission in November.”
No decision made during the meeting “will provide final approval, endorsement or authorization of the project,” the release states.
According to the release, a preliminary development plan is an early step in the planning process that provides a general overview of a proposed concept, including site layout, potential uses and long-term vision. It is intended to facilitate discussion and evaluation and does not permit construction or operation of any facility.
“The purpose of this meeting is simply to request review of a preliminary development plan and nothing more,” said Gregory Dutton, an attorney representing TenKey LandCo I LLC. “This step does not signal final approval of the development plan, nor does it authorize construction or operation. There are many additional steps, reviews and public processes that need to occur before this development will be considered for full approval.”
The preliminary concept presented by TenKey LandCo I LLC outlines a potential Franklin–Simpson Data Storage and Service Center consisting of three 200,000-square-foot facilities developed over a three-year period. The proposed project would be situated on approximately 200 acres located near Exit 2 of Interstate 65 at the southern end of the City of Franklin.
According to the release, each facility would represent an estimated $1.6 billion investment. If ultimately approved through future processes, the release states the project could hire approximately 100 to 200 workers, with average annual salaries ranging between $80,000 to $100,000.
In addition, the release says the project would support local education and workforce programs and bring an estimated tax revenue contribution of $17.68 million, which would fund public services and infrastructure.
